$1.3 Billion Mixed-Use Destination Receives Green Light in McKinney

Development to Bring Walkable Retail, Multifamily, Office & Hospitality to One of Texas’ Fastest-Growing Cities

A new $1.3 billion mixed-use development called Long Branch, recently approved by the McKinney City Council and led by developer Creation in partnership with Horizon Capital Holdings and Vaulter, will bring much-needed housing, retail, office space, specialty grocery and hospitality to the northwest corner of US 75 and the future 380 bypass, creating a vibrant, walkable destination just north of downtown McKinney at the confluence of two major north Texas highways.

The ambitious 155-acre mixed-use development, with 80 acres slated for active development, will unfold over the next decade and represents a landmark project for one of Texas’ fastest-growing cities. Long Branch will be developed in four tracts, each contributing to a balanced mix of residential, commercial and hospitality uses. The master plan includes approximately 1,600 multifamily homes, 135,000 square feet of retail anchored by a 65,000-square-foot grocer, a 318,600-square-foot office campus with two six-story buildings, a 100-room hotel and a five-story, 910-space structured parking garage.

The development’s layout has been carefully considered to foster walkability and community. It will feature 6,000 linear feet of pedestrian trails, mature landscaping and outdoor gathering areas. Along with open-air dining, tree-lined streets and six acres of preserved green space, Long Branch will feel like a self-sustaining community.

“With such amazing growth occurring on the North side of McKinney, we wanted to provide a place where people can gather, grab a drink and go to dinner while also providing a best-in-class opportunity for companies and future residents to call home,” said Alex Bez, a principal at Creation in a statement. “Long Branch does just that. This is a connected, dynamic district that brings together everyday convenience with a sense of destination—something that feels right at home in McKinney. The modern office campus design at the hard corner of what will soon be one of North Texas’ most prominent highway interchanges also marks a major investment in the city’s future, helping attract new business and top talent to the area.”

Creation has drawn inspiration from urban destinations across the country, but the team has made sure this project will fit right in with North Texas’ history of mixed-use development. With a new highway connection being constructed to the south, access to Long Branch will be seamless, further enhancing its appeal for residents and businesses looking to plant roots in a high-growth, high-opportunity location.

Design is currently underway for the first phase of construction, spearheaded by award-winning GFF Design out of Dallas. Construction will be led by Dallas-based LGE Design Build. Infrastructure work on the site is expected to kick off later this year, with the first phases of vertical development expected to follow shortly thereafter.
