Arlington is Set to Welcome an Affordable Housing Project
True Ground Housing Partners is moving forward with plans to redevelop its Leckey Gardens site in Arlington. It will be based at the junction of Glebe Road and Langston Boulevard. The Arlington-based nonprofit, which acquired Leckey Gardens in 2000, plans to replace the garden-style apartments with a new 10-story affordable housing complex.
According to The Business Journal, in a July 27 application filing in Arlington County, the developer proposed the new affordable project. True Ground Housing Partner, formerly known as Arlington Partnership for Affordable Housing, will break down Leckey Gardens at 2031 N. Woodrow St.
Plans call for a 277,000-square-foot building near Langston Boulevard. The data from TBJ adds that there could be 10 stories in the redeveloped multifamily tower. The plans also include two levels of partially below-grade structured parking.
For now, the Leckey Gardens site has two three-story buildings and surface parking. The redevelopment would increase the number of units on the 1.4-acre site sixfold.
Timeline of the Redeveloped Building
When True Ground acquired the property site in 2000, its affordability covenants extended by 30 years. That covenant is set to expire in the coming years, prompting the proposed redevelopment. But in its new proposal for the affordable redevelopment project, the developers shared plans to break ground by 2027.
Further, the Arlington-based company estimates delivery of the multifamily building in 2029.
Plans to Apply for Low-Income Housing Tax Credits
According to The Business Journal, the final affordability mix has yet to be determined. However, rents will be income-restricted based on household earnings.
