An all-day cafe operated by Infuse Hospitality will open at INISIO at Kierland, located at 16430 N. Scottsdale Road and 16260 N. 71st Street in Scottsdale, as part of a transformative renovation focused on elevating the workplace experience.
The cafe is one of several new amenities being introduced at the 415,577-square-foot Class A office campus, which is undergoing a comprehensive renovation scheduled for completion in Fall 2025. Other enhancements include a 5,000-square-foot state-of-the-art fitness center designed by Good City Studio, complete with spa-inspired locker rooms, thermal saunas, cold plunges, recovery areas, and an outdoor fitness yard. The project also features reimagined common areas, flexible conferencing and huddle rooms, a podcast studio, a golf simulator, a multi-use courtyard, food truck programming, and a new Customer Experience Manager dedicated to curating hospitality-driven tenant events and personalized services.
The strength of INISIO’s new amenity package played a significant role in attracting Troon, the world’s largest golf and golf-related hospitality management company, which recently signed a 68,721-square-foot lease —one of the largest new Class A office leases in the Scottsdale market in recent years. Troon will relocate its headquarters from Kierland Commons, where it has been for the past 16 years, occupying 36,294 square feet. The company will move into a full floor at Kierland II in Q2 2026.
“These upgrades are designed for today’s companies that are deeply focused on experience, wellness, and flexibility, and Troon perfectly embodies those traits,” Stirling Pascal, Vice President at Stream Realty Partners, which provides leasing, property management, and construction management services for the project, said in a press release. “We worked closely with Troon and their advisors to tailor an environment that supports their values and future growth while elevating the day-to-day experience for their associates, including amenities like a golf simulator that reflects Troon’s brand and culture.”
Troon’s new headquarters will occupy the entire fourth floor and is being designed to support flexibility, collaboration, and employee wellness. The layout will feature dedicated spaces for wellness, training, content creation, and social interaction, with all departments situated on a single floor to foster connection, innovation, and efficiency.
“Troon’s commitment to enhancing the associate experience aligns perfectly with our vision for INISIO,” Andy Stone, Managing Partner at Vero Capital, owner of the project, said in a press release. “We’re grateful for our advisor, Stream, and to Troon’s advisor, Keyser, for their role in bringing this opportunity to life. This lease underscores the value of thoughtful design, curated amenities, and a hospitality-driven approach to office. We’re proud to welcome a world-class organization like Troon to INISIO and look forward to seeing them thrive in a space created to support innovation, connection, and well-being.”
In addition to Troon, INISIO has seen continued leasing momentum. Kestra Financial and Leeward Renewable Energy signed leases for 5,309 square feet and 4,950 square feet, respectively, in spec suites. Southwest Heritage Bank signed for 3,088 square feet, while Synergos, a long-standing tenant, renewed its 6,732-square-foot lease. Stirling Pascal leads leasing efforts, while Dave Kollar, Stream Vice President of Construction and Development, oversees construction management for Vero Capital. Jonathan Keyser and Darius Green of Keyser represented Troon.
