McCombs Enterprises and its partners have unveiled plans to transform the landmark Tower Life building in downtown San Antonio. The nearly century-old skyscraper will soon become Tower Life Residences. Located at 310 S. Saint Mary’s Street, the luxury rental community features penthouses and river-level retail.
Tower Life Building to Become Luxury Residences in San Antonio
The Tower Life building will be redeveloped into Tower Life Residences and will feature 242 luxury rental units. Residents will live in one of San Antonio’s most iconic landmarks, enjoying sweeping city views.
The building was built in 1929 and is listed on the National Register of Historic Places. The 31-story tower is known for its octagonal shape, green tile roof, neo-Gothic architecture, and signature gargoyles. The renovation emphasizes sustainability and adaptive reuse.
The project will preserve historic design details while adding modern comforts to each apartment. “This is a wonderful opportunity to preserve something that has been an integral part of downtown San Antonio for nearly a century,” said Joseph Shields, McCombs Enterprises Executive Vice President.
“My grandfather, Red McCombs, always told us to ‘think big and make a difference.’ In this city, we value our history. With this project, we are not just rehabilitating a historic San Antonio gem; we aim to bring neighborhood vibrancy to the cultural heart of our city,” Shields added.
Amenities and Design Highlights
Tower Life Residences will feature three exclusive penthouses. Each unit has been designed to offer some of the most striking views in San Antonio. Two of the penthouses will span two stories with 180-degree views, while the third will crown the top two floors of the building.
The third penthouse will offer a full 360-degree panorama of the city skyline with wraparound terraces. The units feature double-height living rooms, mezzanines, and spa-style bathrooms. It also has custom kitchens, smart home technology, whole-home sound systems, and tailored closet spaces.
Residents of Tower Life Residences will enjoy a range of luxury amenities. The entire seventh floor will feature a library, lounges, bar, and work spaces, entertainment areas, and private event rooms.
This level will also include more than 5,000 square feet of rooftop gardens, complete with a dog wash spa and dog run. Other offerings include a fitness center and a yoga and meditation studio.
Project Timeline
The redevelopment of Tower Life Residences is being led by a Texas-based team that includes McCombs Enterprises, Ed Cross, Jon Wiegand, and Front Porch Design Group. The residences are set to open in fall 2026.
