Tree House Brewing Could Be Expanding to Boston’s Faneuil Hall Marketplace

Tree House Brewing Company has set its sights on downtown Boston.

On March 30, the Charlton-based cult-favorite brewery applied for a Farmer-Brewery license with the state Alcoholic Beverages Control Commission, according to the Worcester Telegram & Gazette. The company would take over the former Cheers Replica Bar at 1 South Market Street inside the historic Faneuil Hall Marketplace.

The application is still under review, and Tree House has yet to appear before the Boston Licensing Board for the required city pouring permits. If both approvals are granted, the company would move into a roughly 9,700-square-foot space on the ground floor and basement levels, with plans to operate both a brewery and distillery on-site. A lease term sheet outlines a potential move-in as early as late May 2026.

Design plans for the basement level reveal a compact setup, with just under 100 square feet dedicated to a small one-barrel brewing system, alongside a two-barrel brite tank and fermenter. In a separate section, another roughly 70 square feet is designated for a distilled spirits production area, along with about 6,300 square feet planned for an outdoor beer garden space.

Founded nearly 15 years ago in Brimfield by owners Dean RohanNate Lanier, and Damien Goudreau, Tree House has grown into one of Massachusetts’ most recognizable craft beer names.

Today, the company operates a pickup shop at the Prudential Center in Boston’s Back Bay, offering in-store and curbside pickup as well as seasonal beer gardens. A previously floated plan to open a full taproom, distillery, and tasting room there ultimately never moved forward.

Beyond Boston, Tree House runs locations in Charlton, Sandwich, Deerfield, and Tewksbury, along with a farm in Woodstock, Connecticut, and a taproom in Saratoga Springs, New York. Known for its New England-style hazy IPAs—including its flagship Julius—and highly sought-after releases, the brewery also serves pizza and other casual fare at select locations.
