According to a July 23, 2026 City of Irvine approval document, the city approved a minor modification to the conditional use permit for a drive-thru restaurant at the Harvard Place Auto Plaza. The document identifies Philz Coffee as the tenant and lists the space at approximately 3,322 square feet. The project was identified as a CUP modification for the coffee shop.
The city’s project description indicates that the proposal includes tenant improvements to an existing drive-through restaurant building as well as minor changes to the associated parking lot. Available planning information shows the application was approved in July 2026. The new store will expand Philz Coffee’s presence in Irvine and Orange County.
The company currently operates locations throughout California, including several in the Los Angeles and Bay Area markets. Philz is known for preparing individual coffee drinks to order, with a menu centered on brewed coffee, specialty coffee drinks, and teas.
