A mixed-use development may take the place of a former Rite Aid parking lot, at 141 N Avenue 64, in Highland Park.
The three-story building, by applicant Skya Highland Park Partners II, LLC, is still in the early stages as it was only recently discussed at a meeting with the Historic Highland Park Neighborhood Council in late-July.
The project is planned to have 33 residential units with three of those units reserved for affordable housing. The building will have 1,960 square feet of commercial space, 5,550 square feet of open space, and a two-story subterranean parking garage with 80 vehicular spaces and 37 bicycle spaces. According to the floorplan, the project will also feature an 878-square-foot movie room, a 785-square-foot gym, and a 1,492-square-foot rooftop deck.
Matt Foss, principal of Green City Building Company, told What Now Los Angeles on a phone call that the “very best case” for the delivery of this project would be two to two and a half years.
Two stories and 30 feet in height are allowed under the base zoning, or three stories and 41 feet under the Transit Oriented Communities zoning with the inclusion of affordable units, as proposed here.
