Lowe Enterprises and Related Fund Management (RFM) have hit a new milestone on their incoming 113,000-square-foot office project, at 2130 Violet Street. The firms were recently issued a permit for construction on the nine-story building itself, detailing $36,000,000 worth of work. With this new permit, 2130 Violet Street can now go vertical. The companies in mid-July announced that construction was already underway, and updated its expected delivery to early 2022.
Once completed, the building will offer 3,424 square feet of ground-floor retail and four levels of parking with 275 spaces, topped by office space. The building will also offer balconies and a 3,000-square-foot rooftop deck. Designing the project is architect Ware Malcomb.
“The Violet Street office building is a state-of-the-art, ground-up development providing open floor plates, high ceilings, operable windows, and energy-efficient building systems and HVAC,” according to a website for the incoming development. “The building’s top four floors are dedicated to contemporary and flexible office space, with substantial terraces allowing for increased circulation of fresh air and connected indoor/outdoor work and meeting spaces. With large 27,000-square-foot floor plates, 2130 Violet Street offers companies the ability to design the interiors to comfortably meet new office design needs while maintaining individual identity.”
As part of the 2130 Violet Street development, the company is installing public infrastructure including sidewalks, crosswalks, a traffic signal, tree grates, street lighting, and landscaping along its Violet Street frontage as well as a “green alley” with pervious pavement technologies.
The neighborhood is bound for many changes over the coming years. The former Ford Factory where Warner Music Group relocated is undergoing a rehabilitation. Just south of the Ford Factory, there are plans for SoHo House, an exclusive international club operator with locations in West Hollywood and Malibu. Additionally, the existing office campus for high-speed transportation technology company Hyperloop One on Bay Street is located south of Violet Street.
