Equus Capital Partners has completed the purchase of the Allatoona Business Center. The industrial park was acquired through a joint venture. The acquisition gives the company access to high-quality industrial property in the Atlanta metropolitan area.

Equus Capital Partners Acquires Allatoona Business Center

The Allatoona Business Center has been acquired by Equus Capital Partners. The three-building industrial park is located in Cartersville, Georgia. The property includes three logistics facilities used for distribution, manufacturing, transportation, and other industrial operations.

The property covers 569,132 square feet and was purchased through a programmatic joint venture. The acquisition gives Equus Capital Partners access to high-quality industrial property in a strong Atlanta submarket.

The company also sees potential for future income growth. This is because some of the property’s current rents are below market rates. The acquisition was overseen by Tim Feron, Senior Vice President of Acquisitions, along with Associates Tucker Scaringe and Alex Mazur.

Equus Capital Partners is a national real estate investment manager. It is headquartered near Philadelphia and has offices in several markets, including Atlanta. The firm invests across industrial, multifamily, and office real estate sectors.

About the Industrial Park

The Allatoona Business Center, completed in 2024, is a Class A industrial park in Cartersville. It includes three logistics facilities totaling 569,132 square feet. The buildings feature 32-foot clear heights, LED lighting, ESFR sprinkler systems, large truck courts, and tilt-wall concrete construction.

The industrial park offers spaces ranging from about 23,000 to 191,000 square feet. The property is currently 88.5% leased to seven tenants.

The industrial park is located in the I-75 North Industrial submarket. It offers direct access to U.S. Highway 41 and is about 3.5 miles from Interstate 75. Its location provides connections across the Atlanta metropolitan area and the Southeast.
