A Major Industrial Company Expands Its Metro Atlanta Footprint With Five New Properties

Alterra IOS has acquired five industrial properties located in major industrial areas across metro Atlanta. They are located in Kennesaw, Locust Grove, Mableton, McDonough, and Norcross. The acquisitions bring the company’s metro Atlanta portfolio to 28 properties.

Alterra IOS Expands Atlanta Portfolio With New Acquisitions

Alterra IOS has announced that it has acquired five industrial outdoor storage (IOS) properties in metro Atlanta. The acquisitions add 32 usable acres and more than 145,700 square feet of warehouse space to its portfolio. Alterra now owns 28 properties across metro Atlanta, totaling 190 usable acres.

The properties are situated near major highways and transportation corridors throughout metro Atlanta. They are occupied by tenants in industries such as building materials, equipment rental, and logistics. The acquisitions support Alterra’s strategy of investing in properties that serve freight movement, equipment storage, fleet parking, and other logistics operations.

“Atlanta continues to be one of the country’s most important logistics and distribution hubs,” said Sean Christman, senior associate of acquisitions at Alterra IOS. He added that the company plans to continue acquiring well-located IOS properties in markets with strong demand and limited supply.

As of the second quarter of 2026, Alterra had acquired more than 500 properties across 39 states. The company focuses on acquiring, developing, and operating industrial outdoor storage properties near major transportation and logistics corridors.

Inside the Acquired Properties

The newly acquired properties are located in Kennesaw, Locust Grove, Mableton, McDonough, and Norcross. They are located within the Atlanta metropolitan area near a network of interstate highways and logistics hubs. Property-specific details are as follows:

  • 2400 Barrett Lakes Blvd, KennesawThe largest acquisition, with more than 19 usable acres. It has 117,600 square feet of warehouse space. The fully fenced property offers cross-dock capabilities and access to I-75, I-575, and U.S. 41.
  • 2611 US Highway 42 South, Locust Grove: A 5-acre site with 10,357 square feet of warehouse space. It has convenient access to GA-42 and I-75.
  • 550 Discovery Place, Mableton: This is a 4-acre property with 11,760 square feet of warehouse space. It is located near Fulton County Airport and close to I-20 and I-285.
  • 2000 Meredith Park Drive, McDonoughThe 2-acre property comes with 6,000 square feet of office and warehouse space. It is leased to a national truck rental and transportation services company.
  • 4303 Communications Drive, NorcrossThis fully paved 2-acre trailer parking yard has access to I-85 and I-285. It is leased to a national wholesale food distributor.

Alterra IOS continues to expand its presence in metro Atlanta and strengthen its portfolio in the market.
