Life Time is bringing its luxury fitness and wellness experience to Boston’s waterfront, with a new athletic club planned to open in the Seaport District in late 2027.

The fitness club chain recently unveiled plans for a roughly 45,000-square-foot location at 200 Seaport Boulevard within Commonwealth Pier. The new destination will mark Life Time’s latest expansion in Greater Boston, where the company has steadily grown its presence since entering the market in 2015.

Overlooking Boston Harbor, the club will occupy a prominent spot in Commonwealth Pier, a historic waterfront property that Pembroke has reimagined as a mixed-use destination for dining, retail, hospitality, offices, and cultural experiences.

“The opportunity to introduce Life Time to the Seaport neighborhood makes Commonwealth Pier especially compelling as we look for locations where we can have the greatest impact on how people live,” said Parham Javaheri, Executive Vice President, President Real Estate and Chief Property Development Officer. “We’re excited to create an athletic club with fitness, wellness and social spaces and experiences that reflect the character and rhythm of the neighborhood and feel distinctly connected to Boston.”

Life Time’s design team plans to make the most of the club’s waterfront setting with floor-to-ceiling glass windows, soaring 40-foot ceilings, and panoramic harbor views. Inside, members can expect a wide range of ways to work out, unwind, and recharge, including more than 40 class formats, dedicated studios, boutique fitness experiences, and personal training, according to Caught in Southie.

Recovery and relaxation will also play a major role in the new space. Planned amenities include a co-ed thermal suite with a sauna, steam room, whirlpool, cold plunge, and warm and cold thermal experiences, alongside additional recovery-focused offerings designed to support overall well-being, athletic performance, and healthy aging. A LifeCafe and bar will give members a place to refuel after a workout or spend time between activities.

Pembroke also sees the club as an opportunity to bring wellness programming to the wider community. The company plans to collaborate with Life Time on free public fitness programming and broader community partnerships, with potential student enrichment initiatives involving Boston Public Schools and the Museum of American Finance.

“We are thrilled to welcome Life Time to Commonwealth Pier and bring its distinctive approach to health, wellness and community to Boston’s waterfront,” said Kristan McLaughlin, Director, Customer Experience and Asset Operations, Pembroke. “What is particularly exciting is the opportunity to extend that impact beyond Life Time’s membership through free public fitness programming and broader community partnerships. Together with Life Time and the Museum of American Finance, we also look forward to exploring programming with Boston Public Schools that supports student enrichment across both mind and body.”

Commonwealth Pier opened in 1913 as the largest pier building in the Northeast and later housed the Seaport World Trade Center. Pembroke’s redevelopment preserves the property’s historic character while introducing new dining, retail, office, and cultural spaces, as well as a revitalized Harborwalk connecting visitors to Boston Harbor.

Life Time operates nearly 200 athletic clubs across the United States and Canada. Its Greater Boston locations include Westwood, Burlington, Chestnut Hill, Framingham, Medford, and Peabody, along with its most recent addition at the Prudential Center, which opened in October 2025.

Those interested in the upcoming Seaport location can join the online waitlist for updates and information about membership opportunities. Further details are expected to be shared in the coming months.
