Henderson Park and Green Room Partners have officially broke ground on The Bower. The project is a 266-unit build-to-rent community in Jasper County, South Carolina. This venture marks a continued investment in the region as housing demand grows beyond coastal markets.
Construction Begins on The Bower in Jasper County

Henderson Park is a London-based private equity real estate firm with U.S. headquarters in Charleston. The firm is partnering with Green Room Partners, a Charleston-based real estate company.
The developers have begun construction on The Bower. The groundbreaking ceremony also aimed at benefiting the local community. The developers donated $10,000 to Second Helpings, a nonprofit dedicated to reducing food waste and combating hunger in the South Carolina Lowcountry.
Nick Weber, CEO and Founder of Henderson Park, stated that the development is an important milestone in the company’s investment in South Carolina.
“This community will offer high-quality housing in a location attracting new residents and businesses, with strong connectivity to the Bluffton and Hilton Head region. We are pleased to partner with Green Room Partners to help meet the growing housing needs of Jasper County,” added Weber.
Green Room Partners’ Managing Partner John Lari said The Bower has been carefully planned to cater to contemporary living requirements and combines different housing types. Lari added, “Located on one of the fastest growing residential corridors in the country within Jasper County, the project is well positioned to benefit from continued regional growth.”

The Bower is located near US-278, a key highway connecting the Bluffton region to Interstate 95. The route offers convenient regional connectivity to the residents.
The development is located on Bluffton’s western outskirts and benefits from a shift in growth patterns as limited space along the coast pushes new housing demand.
Jasper County emerges as a popular destination for both developers and residents seeking affordable housing while maintaining easy access to employment hubs and beaches. The region remains an attractive option, positioning The Bower within one of the state’s faster-growing residential corridors.
Amenities Planned at The Bower

The Bower is a community-focused development with amenities designed to support convenience and social interaction. Facilities like a clubhouse, fire pit, dog park, and walking trails will also be incorporated into the design to promote an active community.
The clubhouse and amenity areas are slated for completion in July 2027. Planned amenities include:
