The Pizzuti Companies has begun construction on a new speculative industrial facility in Columbus. Dubbed Gateway East Industrial, the project will add 183,479 square feet of warehouse space near John Glenn Columbus International Airport. The facility is designed to provide flexible leasing opportunities for future industrial users.

The facility is being developed on a 12-acre site near Interstate 670 and John Glenn Columbus International Airport. According to The Pizzuti Companies, this project is among the only two speculative industrial developments currently available within the Interstate 270 loop.

Gateway East Industrial is being designed to accommodate either a single tenant or multiple users. Planned features include 36-foot clear heights, up to 20 dock doors, and 115 parking spaces. The development is also eligible for a 10-year, 75% tax abatement.

Market Demand Continues to Support Industrial Growth

Joel Pizzuti, president and chief executive officer of The Pizzuti Companies, said the lack of available industrial land within the I-270 loop and continued market demand make the location an ideal project to serve a variety of future users.

The company noted that recent custom-built industrial facilities in the area, including facilities for FedEx, New Era Technology, America’s Floor Source, and the Intel chip plant in New Albany, show strong local industrial demand.

Shawn McGorry, vice president of development for The Pizzuti Companies, said the project features efficient bay spacing, ample dock doors, and modern clear heights. In addition, the project will offer more immediate power capacity than many recent speculative industrial buildings. McGorry said that power availability has become an important feature for tenants today.

Project Team and Timeline

The Pizzuti Companies is serving as the developer and general contractor for the Columbus project. Red Architecture is providing architectural services and American Structurepoint is managing the civil engineering aspects. KBC Advisors is set to oversee leasing for the industrial development.

Construction is expected to be completed in the second quarter of 2027.
