Einstein Bros. Bagels Announced for Medina Station

The company's newest location is set to join a 64.5-acre mixed-use development that will break ground next week

Einstein Bros. Bagels continues to expand its presence throughout the Valley, this time being announced as one of the upcoming tenants for a new development in Mesa, located at the southeast corner of E Southern Avenue and South Signal Butte Road.

The company’s newest location is set to join Medina Station, a 64.5-acre mixed-use development that will break ground next week, according to the Phoenix Business Journal. Einstein Bros. Bagels will be among several other recently announced tenants, including Boot Barn, Zara Nails, Café Zupas, GoodVets, U.S. Bank, and Hawaiian Bros, as well as anchor tenants Target and Dick’s Sporting Goods. Simon expects to work at “Simon speed,” aiming to have retail tenants ready to move in by next summer. Einstein’s will offer a variety of bagels and breakfast options, making it a great place to visit throughout the day.

Medina Station is expected to feature approximately 300,000 square feet of retail space upon its completion, according to project documents. This development is part of a larger mixed-use project, with the remaining 23 acres designated for future multifamily housing. Bela Flor Holdings LLC, a Mesa-based landowner, acquired the property for $13.5 million in 2021, as reported by the Arizona State Land Department. SimonCRE announced its plans for Medina Station in September 2024 when it submitted its pre-submittal documents. The Mesa City Council approved the project on January 27, as indicated in city agenda documents.

“It’s a testament to the strength of the East Valley as things continue to get built out,” Josh Simon, the CEO of SimonCRE, said of the announced tenants. “We have a lot of these (East Valley) folks who are missing these dining options and have to drive far. This fills that need. It’s extremely strong for a project that hasn’t broken ground yet. This (project) is going to move extremely fast … and first tenants opening next summer — at the latest.”
