The Los Angeles Office of Zoning Administration has given approvals to plans for a five-story, 47,094-square-foot self-storage building in the Fashion District at the northwestern corner of the Los Angeles Street and 16th Street intersection, according to a determination letter posted by the city this month.
The applicant behind the project is listed as Simon Aftalion, the development director of Beverly Hills-based real estate investment and development firm Markwood.
Slated for 1521 – 1525 S. Los Angeles Street, the project will replace two two-story commercial buildings that have been occupied by multiple clothing wholesalers, one of which is Perruzo Inc.
The two-building site is owned by Five-A Investments LLC, an company affiliated with Perruzo, according to state business filings.
Plans call for interior storage space for household goods located across all five stories, office space on the ground floor, loading by the alley perpendicular to 16th Street, and a gated security grille for the ground-floor parking lot. The Fashion District self-storage project will also provide 13 automobile parking stalls and space for 16 bicycles, plans show.
The new structure will rise to a maximum height of about 70 feet.
Other companies involved in the development include project architect Wallace Design Group and project representative Gary Benjamin of consulting firm Alchemy Planning + Land Use.
