Five-Story Larchmont Apartment Plans Get Green Light

The Los Angeles planning department has given approvals to plans for a five-story, 21-unit apartment project in the Larchmont neighborhood, according to a report released by the city this week.

The multifamily development will replace four buildings that include two residential units at 500 – 506 N. Larchmont Blvd. The new building will feature about 27,000 square feet of new construction, planning documents show.

The project is being led by applicant and owner 506 N Larchmont Blvd LLC, a company registered to Yair Ben Moshe and tied to Galaxy Holding that first filed plans in 2020. Matthew Hayden of Hayden Planning is the project representative.

Planning approvals allow for transit-oriented communities program incentives including an 11-foot height increase to 56 feet, plans show. The apartment community will contain two units reserved for extremely low-income households, per TOC requirements.

Led by project architect Aaron Brumer & Associates and landscape architect Courtland Studio, designs for 500 – 506 North Larchmont include 21 automobile parking spaces and 24 bicycle spaces.
