A multifamily developer filed plans this month to build a seven-story, 60-unit apartment project two blocks south of the Wilshire/Western Metro Station, according to a planning case posted last week by the city of Los Angeles.
The Wilshire Park-area project would replace a single-family home and four-unit multifamily building at 728 – 736 S. Manhattan Pl. and be led by ELK Development, planning documents show. The two-parcel project site was acquired last year for about $4.9 million by 728 Manhattan Venture LLC, a company registered in state business filings to the address of Missouri-based CRA Investments.
Plans for the site call for an almost 80-foot-tall, 72,000-square-foot building holding 24 studio apartments, 30 three-bedrooms, and six four-bedrooms. Six units would be reserved for extremely low-income households, per requested Transit Oriented Communities Incentive Program approvals.
Designs also reflect a 70-percent, or 27-unit, density bonus made available under the city’s TOC program.
The project architect for 728 Manhattan is listed as Culver City-based OfficeUntitled, while SQLA is shown as the landscape architect.
Project manager Gardiner & Theobald and project representative Gary Benjamin of Alchemy Planning + Land Use are also involved.
The development would provide 33 automobile parking spaces and 61 bicycle spaces, along with about 6,500 square feet of open space including a 5,312-square-foot roof deck.
