The Los Angeles planning department has approved plans by developer SoLa Impact for a five-story, 50-unit affordable housing project in Exposition Park, according to a determination letter posted by the city this month.
The new building will rise in place of a sign and one-story commercial building on a roughly 12,000-square-foot lot at the northeastern corner of the Martin Luther King, Jr. Boulevard and Halldale Avenue intersection. The small existing building, which is at 1451 W. Martin Luther King, Jr. Boulevard, had been occupied by Alex Fish Market.
SoLa Impact’s approvals allow for Tier-3 incentives under the city’s Transit Oriented Communities Incentive Program, including a 66.6-percent density bonus above the 30 units allowed otherwise, an 11-foot height increase to 56 feet, and an eliminated required parking minimum.
The community will provide 50 one-bedroom apartments, six of which will be reserved for extremely low-income households and 43 of which will be for low-income households. There will be one manager’s unit.
The development’s design is being led by project architect El Bayar Design & Development Group and landscape architect Harmony Gardens.
Amenities will include a ground-level community room and landscaped courtyard.
