After garnering support from the neighborhood council’s land-use committee, plans by Bridge Housing to develop a 95-unit affordable housing community on South New Hampshire Avenue will go before the Wilshire Center Koreatown Neighborhood Council in a general board meeting Monday evening, the council’s agenda shows.
Filed last year, plans call for a new six-story apartment building and adaptive reuse of a three-story mansion within the Children’s Institute‘s campus in Koreatown. The approximately 0.74-acre project site includes 3150 – 3160 W. 7th Street and 701 – 719 S. New Hampshire, sitting at the southeastern corner of the intersection of those two streets. Project plans also call for demolishing a building serving the nonprofit’s Infant Care Center and Child Study Center, according to application documents.
The proposed 85-foot-tall apartment building would hold 95 residential units, with 82 apartments for low-income households, 11 apartments for extremely low-income households, and two manager’s units. Among the below-market-rate apartments would be 47 serving units as permanent supportive housing for homeless and chronically homeless people.
Designs for the proposed development are being led by project architect KTGY Architecture + Planning and landscape architect SALT Landscape Architects, plans show. In addition to apartments, they call for almost 9,000 square feet of usable open space in the form of courtyards, a multi-purpose room, and other features.
The development team is requesting Tier-4 transit-oriented communities incentives including a 10-unit density bonus and a reduction in the required number of parking spaces. Plans call for the project to provide 12 parking spaces, application documents show.
