A three-duplex property in Venice could be redeveloped with a new 41-foot-tall, eight-unit condominium development, according to plans filed with the city of Los Angeles late last month.
The proposed project would rise at 2308 – 2310 Pisani Place and is being led by applicant and owner Steve Meepos, a co-founder of KMK Management Company, plans show. Led by El Segundo-based Breakform Design, designs call for a 15,016-square-foot development with three one-bedroom units, one two-bedroom, and four three-bedroom penthouse units. Two condos in the development would be deed-restricted: one for a very low-income household and one for a low-income household, according to planning documents.
The applicant received approvals that were subsequently appealed for a six-unit project in 2020, application documents show. It withdrew its previous application last month before filing its current plans.
Named Pisani Place, the proposed project would consist of four levels. Its first floor would contain a lobby, 12-stall parking garage, and three one-bedroom units with an average square footage of 500 square feet. The second floor would hold a 1,833-square-foot two-bedroom, and the third and fourth floors would each contain two three-bedroom penthouse units of 2,025 square feet each.
Plans also call for a 1,415-square-foot common area roof deck available to residents.
