Café Zupas Announced for Medina Station

Café Zupas, a health-focused eatery in eight states, is getting ready to start working on a new location in Phoenix at the southeast corner of East Southern Avenue and South Signal Butte Road in Mesa.

The company’s 14th Arizona location was recently announced as an upcoming tenant for Medina Station. This 64.5-acre project will feature approximately 40 acres dedicated to retail and dining, with the remaining 23 acres allocated for apartment housing, according to Phoenix Business Journal. Café Zupas is one of several new tenants coming to the development, including Einstein Bros. Bagels, Boot Barn, Zara Nails, Goodvets, U.S. Banks, and Hawaiian Bros. Medina Station developer SimonCRE on March 5 announced Dick’s Sporting Goods as one of its major tenants for the project, following a previous announcement of Target as another major anchor tenant.

SimonCRE revealed plans for the Medina Station project in September 2024 and received Mesa City Council approval on January 27. The project involves annexing 64 acres, zoning changes from agricultural to limited commercial, and a development agreement. The estimated cost of this mixed-use development in east Mesa is around $150 million. In March, SimonCRE secured a $50 million loan from Zions Bancorporation. SimonCRE CEO Josh Simon stated that 70% of the retail space has been pre-leased, with hopes to fill the remaining space before tenant openings, expected in the summer of 2026. Construction is set to start in March 2025.

When the new Café Zupas opens next year, customers can expect a fresh dining concept known for its house-made soups, salads, and sandwiches, all crafted with fresh, locally sourced ingredients. Some of the most popular items include the tortilla soup, creamy tomato basil soup, and the Santa Fe chicken salad, made with grilled chicken, black beans, and avocado. The turkey bacon avocado and BBQ pulled pork sandwiches are perfect for anyone looking for something hearty, while the chicken enchilada bowl is a savory favorite. For dessert, the chocolate-covered strawberry salad and Zupas brownie are the perfect way to wrap up a meal.
