Adaptive-Reuse Project in Dunwoody Approaches Full Occupancy

A growth marketing agency has signed a lease at Campus 244, a new development with 1.3 million square feet of space.

With a newly signed lease, an adaptive-reuse development is almost full.

Growth marketing agency Marketwake has signed a 17,395-square-foot lease at Campus 244 in Dunwoody.

Campus 244 is a walkable two-acre project with 1.3 million square feet of mixed-use space, including office, restaurant, hotel and retail. The project’s first phase included repurposing a 1970s three-story building into a 400,000-square-foot five-story Class-A building.

Marketwake CEO Brooke MacLean said that Campus 244 is a place where the team can “grow, be inspired and create something meaningful in the years to come.”

“As an in-person agency, our space represents our people, our vision, and our culture,” she said in an announcement. “We thrive on the environment of being together and are excited to integrate into the 244 community and to bring countless clients, partners and future employees to the Dunwoody area.”

Cushman & Wakefield’s Aileen Almassy, Will Porter and Rob Kuppersmith represented RocaPoint Partners, The Georgetown Company and Beacon Capital Partners in lease negotiations. Marketwake was represented by Ellis Murray of Capital Real Estate Group.

“We’re pleased to welcome Marketwake to Campus 244 because they are exactly the type of creative business we imagined when we began working with our partners to design the project,” said Jonathan Schmerin, managing principal of Georgetown. “The significant interest we have received from tenants has shown there is strong demand for this sort of unique offering and we’re looking forward to the next phase, which we think will further solidify Campus 244 as the premier office setting in Central Perimeter.”

Phase one of Campus 244 is now 90 percent occupied, with only 46,420 square feet of available office space remaining on the top floor. 

The second phase of Campus 244, which is being developed by The Georgetown Company and RocaPoint Partners, will include a new Class AA 300,000-square-foot tech office and life science building that is expected to be completed in 2027.

The new 145-key Element by Westin Atlanta Perimeter hotel also topped out earlier this year. It will be equipped with a lobby bar and two dining concepts when it opens this fall.
