Dos Caminos Replacing The Oceanaire Seafood Room In Midtown

The Oceanaire Seafood Room has shuttered at 1100 Peachtree, but parent company Landry’s, Inc. has new plans for the space. The company’s modern Mexican concept Dos Caminos will take over the 7,620-square-foot space, according to a recently filed permit. 

Vice president and COO at Landry’s Restaurants Scott Marshall told What Now Atlanta that they wanted to bring a high-energy concept to the space and felt Dos Caminos was ideal for the task.

“We decided it was time for a refresh of the business,” Marshall said. “Dos Caminos is one of our up-and-coming new concepts. The area really fits Dos Caminos.”

Dos Caminos has three locations in Manhattan and one in Atlantic City. Most recently, a location opened in Charlotte last year. Marshall said the success they are seeing, especially among the younger demographic, at the Charlotte location inspired the transformation.

“The Oceanaire has been there for a long time, so we just wanted to refresh the property and go in a different direction and give a bit more energy to the building,” he said.

Dos Caminos serves items like tacos, enchiladas, fajitas, quesadillas, burritos, mole short ribs, pollo ranchero and skirt steak. Customers can expect to see these dishes on the menu in Atlanta, with potential for some local additions, as well.

The concept is also known for its energy and fun, alongside a generous tequila list. Marshall expects the spot to host events like live music to keep the environment upbeat.

Each location of Dos Caminos has unique elements, a trend that Marshall and the team expect to happen for the Atlanta location, as well.

“They are all unique to the area and the building architecture,” Marshall said. “This one already has an established footprint, so it will probably have the same art, feel and music. But the four that exist now don’t look a lot alike.”

A building permit indicates plans for an approximately $1.5 million buildout.

Marshall said shuffling concepts is not out of the ordinary for Landry Restaurants, which has more than 600 locations in its portfolio. They are always evaluating what concept will excel in each location.

“We take advantage of finding a great location or a great concept, or taking an old concept and making it into a new concept,” Marshall said.

Currently, they are targeting an opening for Dos Caminos in December or early 2026.

“We love the city. We’re well-represented in Atlanta — we’ve been there for years,” Marshall said. “I just think that area is so up-and-coming and having something new and fresh in the neighborhood [will be great].”
