The former Family Dollar in downtown Quincy is coming down, and something much taller is rising in its place.
Local real estate developer Joey Arcari, who co-founded Boston-based restaurant chain Tavern in the Square, is spearheading a new mixed-use project at 1445 Hancock St, reports The Patriot Ledger.
The 68,000-square-foot development, dubbed The Hancock, will rise seven stories tall, with a two-story, ground-level restaurant topped by five floors of residential apartments. The 43 one- and two-bedroom units will likely be offered as rentals rather than condos.
In a conversation with What Now Boston, Arcari shared that although the restaurant was also originally slated to be named The Hancock, those plans have shifted. Instead, it will serve as a flagship location for Tavern in the Square.
“We’ve got 18 of those [Tavern in the Square] locations, and we’re planning to open a flagship-type location here because it’s quite big,” he explained. “This will be one of our biggest and best stores.”
Arcari’s business partner, Stephen DeSousa, serves as CEO of Broadway Hospitality Group and oversees daily operations, while Arcari himself is president and CEO of Monarc Development, the company managing The Hancock’s construction.
The 10,000 square foot restaurant will showcase Tavern in the Square’s signature scratch-made American cuisine and craft cocktails, with lounge seating and bars on both floors. A roof deck will overlook Quincy Center and a new public park.
That adjacent park—set to replace a donut shop and a taekwondo studio at 1455 and 1459 Hancock St—will include 40 to 60 seats for both restaurant diners and casual parkgoers, said Arcari.
The development will also feature 18 subsurface parking spaces, with the potential for another 25 spots in a nearby public garage that’s currently under construction.
“You know, the mayor is really the visionary behind everything that’s going on in Quincy Center,” Arcari enthused. “There’s so much development, so many great things happening in the center. So I have to give most of my credit to Mayor Koch.“
Construction is now underway, with a projected timeline of about 20 months and a target opening in the spring of 2027.
