Midtown Atlanta Boutique Hotel Secures Major Refinancing

JLL has arranged refinancing for Epicurean Atlanta, a boutique hotel in Midtown, on behalf of Selig Enterprises. According to JLL Managing Director Jeff Bucaro, the financing supports the hotel’s continued delivery of a best-in-class guest experience.

JLL Secures Refinancing for Epicurean Atlanta Hotel

Epicurean Atlanta is a Marriott Autograph Collection hotel located in the heart of Midtown Atlanta’s arts and entertainment district. Situated in the heart of Midtown’s vibrant arts and entertainment district, it is a landmark of its own. The refinancing was arranged by JLL Capital Markets.

The JLL Capital Markets team representing Selig Enterprises included Managing Directors Matt Casey, Matthew Schoenfeldt, and Jeff Bucaro.

Great Southern Bank provided financing for the 16-story hotel at 1117 West Peachtree Street. The JLL team representing the borrower included Managing Directors Matt Casey, Matthew Schoenfeldt, and Jeff Bucaro. The team also included Analyst Streeter Simmons.

“The financing continues ownership’s strategic vision to create and maintain a best-in-class hospitality experience within Midtown’s established corridor,” said Bucaro. “The quality of the hotel’s offerings is ideally suited for the concentration of corporate tenants and cultural attractions that drive both business and leisure demand.”

Features of the Hotel

The boutique hotel features 156 standard rooms and 22 suites, with room sizes averaging 459 square feet. The hotel features 12,000 square feet of meeting and event space. It includes the Grand Cru Ballroom and a 1,780-square-foot Epicurean Theatre.

Epicurean Atlanta features three unique food and beverage outlets: Reverence restaurant, Aerial Kitchen & Bar, and The Office Bar. The hotel’s ninth floor includes an amenity deck with a rooftop pool and access to a one-acre outdoor terrace. The terrace is programmed for one-of-a-kind corporate and community events and weddings.

Significance of Epicurean Atlanta

The hotel benefits from its strong demand driven by nearby corporate offices. These offices include Google’s 500,000-square-foot adjacent regional headquarters at 1105 West Peachtree. Additional major employers throughout Midtown, an area that accounts for roughly 14% of Atlanta’s employment, also drive demand for the hotel.

The hotel is within walking distance of Georgia Tech, the High Museum of Art, the Woodruff Arts Center, Piedmont Park, and the Atlanta Botanical Garden. The two MARTA stations nearby provide access to Hartsfield-Jackson International Airport within 20 minutes.

The refinancing will reinforce Epicurean Atlanta’s role in Midtown’s hospitality. Nearby institutions support it and will continue to serve as a key component of Selig Enterprises.
