Treetop Coffee Shop is expanding into downtown Knoxville with a second location at Lone Tree Pass, the mixed-use development underway at 200 Gay Street and Summit Hill Drive. According to Knox News, owners Courtney Dooley and Rachel Casstevens are preparing to open the new shop in 2026, with a summer opening targeted.
The new location will give Treetop more room to grow beyond its 850-square-foot storefront at 1206 Kenesaw Ave. in Sequoyah Hills. Knox News reports that the larger space will allow the owners to experiment more with the menu while creating a new gathering spot in the heart of downtown.
Lone Tree Pass is being built with residential and commercial spaces around a central courtyard. According to Knox News, the development will include 53 condominiums above the ground-floor businesses, placing future residents just steps from Treetop and the other commercial spaces. The development’s commercial areas include approximately 7,300 square feet facing Gay Street, along with additional space lining the courtyard.
Treetop is the first business publicly identified as coming to Lone Tree Pass, Knox News reports.
The coffee shop’s Knoxville story began with a food truck. Dooley and Casstevens moved from Austin to Knoxville after spending just 48 hours in the city during a trip to find a new home for their business idea. Their food truck eventually grew into Treetop’s first permanent storefront in Sequoyah Hills, which opened in 2021, according to Knox News.
The downtown expansion will bring the locally owned coffee shop into a busier setting with residents, locals and tourists all within its potential customer base. With the new location positioned directly below 53 condos, Treetop will also have a built-in neighborhood surrounding the shop.
