The Luzzatto Company is in early planning to build The Depot, a three-story, 77,000-square-foot “creative” office building, at 3609 10th Avenue, in Jefferson Park.
Luzzatto acquired the property in 2019 as part of its ambition to turn the area into a “creative office hub” and on Wednesday, July 15 is slated to present plans for The Depot to neighborhood decision-makers before submitting its proposal to the City.
The land where The Depot will rise is one of at least six properties the Fairfax-based development firm has acquired in the area with the intention of building offices. It sits adjacent to the developer’s 3101 Exposition Boulevard property—slated to become salad chain Sweetgreen’s new headquarters—which was the former site of Unified Grocers. The Depot will be housed on land that was previously utilized as the dairy company’s truck servicing depot.
“The project will become [The Luzzatto Company’s] second major ground-up creative office development,” the company states on a landing page for The Depot. “Formerly the truck servicing depot for Unified Grocers, the property will be redeveloped into a 77,000 square foot premier creative office building.”
HLW International will design the new creative campus, which will feature industrial-style interiors, with eco-friendly construction and an emphasis on sustainability. It will be built over a two-level, subterranean parking garage.
