Plans Floated For 254-Unit West Adams Project

Filed Monday, plans for the seven-story project include an 80% density bonus

A real estate investor submitted planning application paperwork on Monday for a 254-unit transit-oriented development in Los Angeles’ West Adams neighborhood, new planning filings show. The proposed project, which would rise seven stories, involves project applicant and property owner S.D. Abraham of real estate investment entity Mesa Rim LLC, with Gary Benjamin, president of consulting firm Alchemy Planning + Land Use, listed as the representative.

Envisioned for 3190-3240 S. La Cienega Blvd., a long, over 60,000-square-foot property two blocks south of West Adams Boulevard, the project entails over 245,000 square feet of new construction and a Tier-4 qualification under the city’s Transit-Oriented Communities Incentive Program. The development site is a five-minute walk from the La Cienega/Jefferson Metro Station, and project plans call for reserving 28 units, or about 11 percent of the total, for households at extremely low incomes. Tier-4 status would grant the project a height increase from 45 feet to 78 feet and an 80-percent density bonus of about 115 units, along with a reduced minimum parking requirement.

The unit mix is mostly one-bedrooms, with 45 studios, 135 one-bedrooms, 67 two-bedrooms and seven three-bedrooms. The proposed West Adams development would also have almost 24,000 square feet of open space for residents, including several outdoor decks over 1,000 square feet each, and about 8,000 square feet of amenities, including a 2,800 square foot fitness center. Plans call for 242 parking spaces primarily in two underground parking garages.

The site now serves mostly as parking and vehicular storage space with a small one-story structure owned by the project applicant.
