A new apartment community is set to break ground in Buford. The project will add 289 apartment units to the community. It is expected to welcome the first set of residents in 2027.
Construction of Apartment Community Carrena to Begin Soon

Atlanta-based Vida Companies has secured construction funding for Carrena. The project will be built at 3130 Financial Center Way, near the Mall of Georgia.
The financing for the project was closed on June 1, 2026. Carrena is the first of three developments funded through the company’s $47 million Vida Opportunities Fund. It is targeting the northeast Gwinnett corridor, which includes Buford, Sugar Hill, and Suwanee.
The project comes as multifamily development continues across the Atlanta region. Carrena is a high-amenity apartment community that is aimed at professionals and families. It is also for renters seeking access to both Atlanta-area employment centers and amenities of northeast Gwinnett County.
“Northeast Gwinnett used to be a quiet lake community with some commuters to Atlanta, but all that has changed over the past two decades,” said Joe Martinez, President of Vida Companies. “This community enjoys an exceptional combination of employers, shopping, dining, entertainment, and recreation — fundamentals that continue to drive demand for high-quality housing. We’re fortunate we can help fill that need and serve our community. We are grateful for our investors and will do our very best for them.”
Features of the Project

The community will feature one-, two-, and three-bedroom apartments across four-story buildings with elevators. Planned amenities include a saltwater pool, fitness center with yoga space, piano lounge, rooftop lounge, and nature trail.
The area is home to major employers including Primerica, AGCO, Intuitive Surgical, and Kubota Manufacturing of America. It has more than doubled in population since 2000 and continues to attract residents. In addition, a recent Marcus & Millichap report projects that Atlanta will add 19,000 jobs in 2026, further supporting demand for housing. These factors make the area an attractive location for the development.
The development team for Carrena includes general contractor CBG Building Company and architect Geheber Lewis Architects. The interior designer is Crosby Design Group, and the landscape architect is Ironwood Design Group. The first apartments of Carrena are expected to be completed and ready for residents in fall 2027.
