A Cincinnati couple with deep experience in hospitality and wellness is preparing to open a new upscale bathhouse and spa concept in Northern Kentucky, according to the Cincinnati Business First.
Jocelyn and Michael Palmer will launch Blank State Spa at 608 Madison Ave. in Covington’s historic Eilerman building, part of a $4.25 million downtown redevelopment. The couple has signed a five-year lease with options to extend, with an opening planned for early 2027.
The 7,500-square-foot, two-level wellness space will feature a range of hydrotherapy offerings, including saunas, a steam room, a cold plunge, a mineral pool, and more, along with private treatment rooms for massages, facials, and body treatments.
The spa will also include a café and bar serving coffee, juices, wine and cocktails, with partnerships including Mom ‘n ‘em Coffee and Hart & Cru for beverage programming.
Blank State will also offer presale packages and annual founding memberships ahead of opening, with pricing ranging from $600 to $7,500 depending on visit frequency and included services.
Jocelyn Palmer has more than 20 years of industry experience and owns Benefit Salon in Columbia Tusculum, while Michael Palmer is vice president of marketing for Landscape Collective and previously held senior roles at Boca Restaurant Group and Procter & Gamble.
The project is expected to cost between $3 million and $4 million, with Sansalone & Associates serving as general contractor and Insomnia Designs as architect.
