The Silver Lake development, known as the Jones Building, is a historic, 1928-built office building that has found new interest from two new tenants, Aesop and Pirate Studios.
Aesop has a nearby retail location, at 3515 Sunset Boulevard, a little over half a mile away. Pirate Studios features club-standard DJ equipment and flexible production, recording studios, and 24/7 rehearsal studios with drums, amps, and mics. Pirate Studios also offers custom-designed dance studios and purpose-built podcast studios.
Carle Pierose, partner and lead at the downtown office of Industry Partners, the real estate firm leasing the property, told What Now Los Angeles that Aesop leased office space on the second floor of the three-floor building, while Pirate Studios leased the entire 10,372-square-foot lower level. A third, unknown tenant was previously planned on the upper level, but they backed out after the pandemic hit.
On what attracted the two tenants to lease in the building, Pierose said, “There’s not a ton of office space in Silver Lake even though it’s a really desirable place.”
He added, “Silver Lake, I think, has a great amenity base and a great culture … It has great demographics. There are high levels of education, and high income levels, and it’s got a nice density.”
There are three retail spaces still available on the middle level and one on the upper level. Located less than 10 minutes away from DTLA and several major freeways, the building has been updated and remodeled with newly built outdoor patios.
