The Mtn Scout Hotel, a 53.5-million-dollar boutique hotel under Marriott’s Tribute Portfolio brand, is moving forward in Truckee, with developers targeting a fall 2028 opening. The 129-room property sits within the Village at Gray’s Crossing, a master planned community north of downtown Truckee built around a golf course, dining and community trails.
Matthew Abbate, managing partner of Gray’s Crossing Hospitality, said the project has been in the works since 2017, with the team working to bring down construction costs through design choices, contractor selection and how the financing itself was structured. The hotel is being funded through a mix of construction debt from Hall Structured Finance and developer and investor equity.
Once complete, the hotel will be run by PM Hotel Group, a top 15 hotel management company based in Chevy Chase, Maryland, with more than two decades of experience operating properties for major brands. The firm already manages a wide portfolio of hotels across the country and has been brought on specifically to handle day-to-day operations at The Mtn Scout, while Gray’s Crossing Hospitality continues to lead the ownership and development side of the project.
Rather than compete with Tahoe’s luxury resorts, Abbate said the hotel is positioned in the upper upscale segment, describing it as landing somewhere between a SpringHill Suites and a Ritz-Carlton. The three-story, 94,196 square foot building will include a ground floor restaurant and bar, a detached event hall, a fitness center, valet gear storage, and more than 11,500 square feet of outdoor space with fire pits and hot tubs. A third-floor whiskey lounge called Tunnel 6 draws its name from the historic transcontinental railroad tunnel near Donner Summit.
Architect Andrew Goodwin, who designed the project, said the hotel pulls from Truckee’s railroad history, mining heritage and outdoor culture rather than a traditional mountain lodge look.
According to the Sacramento Business Journal, developers expect the hotel to create 100 to 150 permanent jobs and to anchor future phases of the Gray’s Crossing development, including additional townhomes, live work units and commercial space. Construction crews are currently working to get the building enclosed before winter.
