Developer South Park Group has modified its plans for a mid-rise multifamily building to take shape next to a Methodist Episcopal church building in West Hollywood, now calling for a six-story, 29-unit community, according to plans reviewed by the city planning commission’s design review subcommittee last month.

Plans for the project site of 1282 – 1296 Fairfax Ave and 7866 Fountain Ave. were first reviewed by the subcommittee in January and called for a five-story, 25-unit building.

Los Angeles-based South Park Group’s proposal also calls for the restoration of the property’s nearly century-old church building and the addition of creative office space.

Designed by Plus Architects, the residential community would include 18 studios and 11 one-bedrooms. Five units would be limited to below-market-rate rents: two for low-income households and three for moderate-income households, plans show.

The project would also provide about 4,600 square feet of open space, including a 700-square-foot courtyard and 627-square-foot fourth-floor deck, as well as underground automobile parking with 25 spaces.

Also involved in the project is landscape architect SQLA.
