Two new housing communities have opened in Georgia, expanding affordable housing options in the state. Local and federal officials joined LDG Development to celebrate the openings, aimed at addressing housing needs in the region. The two communities are in Decatur and Southwest Atlanta, bringing 444 units to Georgia’s housing inventory.

LDG Development Opens Two New Affordable Housing Communities
LDG Development, one of the nation’s largest affordable housing developers, opened two new communities in Georgia. Joining them in the celebrations are local and federal officials who witness the new additions to the housing inventory. The 444 new units add to Georgia’s housing inventory, marking a significant expansion for the company.
Beyond meeting housing demand, the communities are designed with resident comfort in mind. The communities bring access to basic amenities, while the spacious floor plans ensure quality living conditions. Meanwhile, co-founder and co-principal of LDG Development, Mark Lechner, shares his happiness over the projects.
“By adding hundreds of new homes in Atlanta and Decatur, we’re helping ensure more families have access to the housing they need,” said Lechner. “We are proud that Phoenix Station will serve as the new home for LDG’s Georgia office, reinforcing our long-term investment in the region.”
Walk-in closets, energy-efficient appliances, and a playground area are some of the features of the two communities. They have on-site property management staff who are present to support the needs of the residents.
Phoenix Station in Decatur
Phoenix Station in Decatur includes 2,400 square feet of flexible rental space. The space on 3345 Kensington Road is also the new Georgia office of LDG Development. As of August 15, the community has been 35 percent leased and 25 percent occupied, with the first residents arriving in June.
The development offers 244 units for working families earning up to 60% of the area’s median income. This means it is accessible to families of four earning up to $68,000 per year. Phoenix Station also brings an outdoor amphitheater, playgrounds, business and fitness centers, and a rooftop green space.
The development of Phoenix Station has been financed by US Bank and R4 Capital. The Housing Authority of DeKalb County and the Georgia Department of Community Affairs have also financed the project. The monthly rent of the units ranges between $1,209 and $1,433.
Bridges at Landrum in Southwest Atlanta
Bridges at Landrum, located at 2944 Landrum Drive, is the new affordable community in Southwest Atlanta. The community has 200 units, which are offered in a mix of affordable and market-rate units. The monthly rent of the units ranges between $1,163 and $1,520.
Bridges at Landrum comes with a community building named in honor of Michel “Marty” Turpeau, the former chairman of the Fulton County Development Authority. He was a passionate advocate for affordable housing and passed away in December 2023. The building acknowledges the instrumental role he played in bringing the project to fruition.
Bank of America, Hudson Housing Capital, and Monarch Private Capital financed the development of the community. The Georgia Department of Community Affairs, Invest Atlanta, and URFA have financed the project.
With these new additions, LDG Development now has more than 2,200 units across 10 communities within the state. These projects highlight the company’s continued growth and investment in affordable housing.
