The Vivian Sold to JW Capital Management for Undisclosed Amount
The sale of The Vivian between RangeWater, ParkProperty Capital, and JW Capital Management was facilitated by Robert Stickel and Alex Brown of Cushman & Wakefield. The amount the property was sold at was undisclosed.
Founded in 2014, JW Capital Management is a New York-based investment firm active across multiple real estate asset classes nationwide.
The Vivian is positioned in Atlanta’s Historic Capitol View neighborhood. It was the area’s first recently developed market-rate apartment community when it opened in the fall of 2023.
15% of The Vivian’s Units at Affordable Rents
The Vivian offers 325 units, including studios, one-bedrooms, and two-bedrooms. According to the City of Atlanta’s guidelines for new Beltline developments, approximately 15% of the units are offered at affordable rental rates.
Located at 1246 Allene Ave. S.W., The Vivian’s architecture nods to the neighborhood’s historic character. The design pays tribute to the neighborhood’s pre-war architecture. It also incorporates modern elements inspired by the Beltline.
Designed by Dwell Design Studio, the community blends modern aesthetics with the neighborhood’s historic charm, shaped with input from local residents. Interior designer Krywicki incorporated bold statement pieces, mixed materials, and unique patterns to create an inviting atmosphere.
The Vivian offers three direct access points to the Atlanta Beltline and features a wide range of resident amenities. Amenities include a private dog park, an ‘urban cabin’ clubhouse, a Beltline-facing swimming pool, and Black Coffee Westside, the on-site coffee shop.
The sale of The Vivian marks a significant transaction in Atlanta’s multifamily real estate market. With its affordable units and Beltline access, the property strengthens JW Capital Management’s Atlanta portfolio.
