IHOP/Applebee’s is quickly becoming a staple in the San Antonio community. The new dual-branded concept is set to come to Oak Park at 3820 Broadway in the Spring of 2026.

According to a recently filed permit, construction on the two-for-one restaurant is expected to start in December of this year and wrap up by the end of April 2026. The 5,003 square foot new culinary addition to the Oak Park area will cost an estimated $350,000 to construct.

Dine Brands is the parent company of the dual-brand eatery. What Now San Antonio briefly spoke with Dine Brands’ Jim Darby, who confirmed a location is coming but could not share details about an exact opening date.

There are now multiple IHOP/Applebee’s in the San Antonio area, many of them run by franchisee Danny Hakim. Hakim was listed on the permit as the tenant of this new double restaurant. What Now San Antonio reached out to Hakim to inquire about his plans for the spot, but did not get a response by the time of publication.

According to Restaurant Dive, Dine Brands opened its first American dual-branded Applebee’s and IHOP restaurant in Seguin earlier this year in an effort to boost sales and cut costs.

Of course, the menu will be comprised of the best of both worlds that both eateries have to offer, according to the Dine Brands website. The joint IHOP and Applebee’s outpost is expected to have a mix of both selections on its expansive menu.

While there’s no opening date yet to announce, you can be sure to hear more about the new IHOP/Applebee’s coming to Oak Park in Spring 2026.
