A national pickleball club franchise is expanding to Greater Sacramento.

Pickleball Kingdom will open its first California location in Roseville’s Fairway Commons, in the 32,900-square-foot space formerly home to Big Lots at 10251 Fairway Dr, according to a press release. The company has signed a 10-year lease, with doors tentatively expected to swing open in April or May 2026.

Inside, players will find 11 professional-size courts, a lounge with TVs overlooking the action, a pro shop, and two private event rooms. The facility will host tournaments, youth programs, and development opportunities for both casual and competitive players, while a concession stand will offer light bites, sodas, and energy drinks, with the potential to serve beer in the future.

Local franchisees Parminder and Komal Saini, along with Adam Sepulveda and Megan Cohill, are spearheading the project. They selected Roseville for its high visibility, easy freeway access, and the foot traffic from co-tenant Trader Joe’s.

The center’s peak activity hours in the evenings and during the weekends are expected to complement the shopping center’s daytime traffic, potentially drawing more diners and shoppers to the surrounding businesses.

“Whether you’re a seasoned player or new to the game, Pickleball Kingdom offers a vibrant community and a variety of programs to engage all skill levels, from open play and leagues to tournaments and instructional clinics,” reads the Roseville center’s Google Business page. “Prepare to elevate your game and connect with fellow enthusiasts in this state-of-the-art indoor pickleball sanctuary.”

The Sainis aren’t stopping with Roseville. They’ve signed a multi-unit development agreement and are scouting additional locations in Elk Grove, Folsom, and Rocklin.
