New Rooftop Restaurant Coming to The Spear in 2027

An unnamed rooftop restaurant, bar, and event space from Holbrook House owner Phil Spiegel is getting ready to open in San Francisco atop The Spear at 88 Spear St.

The new project will occupy a two-level, 10,000-square-foot penthouse at the redeveloped office tower near the Embarcadero and is expected to open in early 2027, according to SF Standard. Spiegel is partnering again with designer Jeff Schlarb, who designed Holbrook House and will oversee the interiors for the rooftop venue. The building is being redeveloped by Presidio Bay, led by managing principal Cyrus Sanandaji. While menus and final layouts have not yet been determined, customers can expect a full-service restaurant and bar paired with event space and views of the Bay Bridge.

The rooftop venue will sit atop The Spear, a 14-story office building currently undergoing a $100 million redevelopment. Presidio Bay is transforming the property into what it describes as an office resort, with construction actively underway and cranes currently on site. Two additional stories are being added to the building to accommodate the rooftop concept. The Spear itself is scheduled to open in fall 2026.

With a planned capacity of approximately 500 people, the rooftop project represents a significant expansion for Spiegel. It comes nearly three years after the debut of Holbrook House, which opened in 2023 at 1 Sansome St. That restaurant is housed in an ornate, roughly century-old building and can accommodate nearly 1,400 customers. Holbrook House has become known for its focus on martinis, caviar, and seafood towers.

The new rooftop concept will differ in scale and setting, offering an indoor and outdoor experience above the Embarcadero. While the concept name and menu direction are still under development, the space is expected to serve as both a destination restaurant and a flexible event venue. Its elevated location is designed to take advantage of panoramic views and the surrounding waterfront.

This will be an excellent landing space for the new concept, considering the scale of the redevelopment and the building’s proximity to downtown offices and the waterfront. The Spear has also attracted other notable tenants, including Arsicault Bakery, which is slated to open a ground-floor location.
