Major Atlanta Mixed-Use Project Reaches 75% Leased After New Tenant Push

A former paper plant on the Atlanta Beltline is now a mixed-use powerhouse attracting major tenants.

Atlanta’s Westside Paper is picking up its retail momentum as the property has landed new lease deals. Being transformed into adaptive reuse development in West Midtown, Westside Paper is expected to be a corporate and retail hub soon.

Westside Paper Hits 75% Occupancy

As the Atlanta Beltline continues to see an increase in office demand, JLL announced 70,000 square feet of new leases at Westside Paper. The 15-acre project combines adaptive reuse elements with new mixed-use development. The deal brings the property’s total occupancy to 75%.

Here’s what recent lease activity includes:

  • A 33,000-square-foot lease with Packsize, a global leader in sustainable packaging automation
  • A 23,000-square-foot office space with Construction Resources, an addition to its existing 50,000-square-foot showroom
  • Approximately 10,000 square feet with Disguise, an award-winning technology company powering major live experiences worldwide

Westside Paper is owned by FCP® and Westbridge. JLL Executive Vice President David Horne and Senior Vice President Caroline Fisher are responsible for marketing and leasing of the office component at Westside.

David Horne shared, “We are seeing more and more companies recognize the value of working in an engaging mixed-use environment that prioritizes connectivity, amenities, and a holistic tenant experience.”

JLL research also found that lifestyle-oriented office developments continue to outperform much of the broader office market. Mixed-use property groups report lower vacancy rates and have had over 33 million square feet of net positive absorption since 2020.

The firm also added that premium lifestyle office projects can command up to 32% rent premium. This is due to demand for walkable office spaces that include retail and dining options.

Westside Paper is located at 950 W Marietta Street. The property previously operated as a paper manufacturing facility before its redevelopment. Located along the Westside Spur of the Atlanta Beltline, the development sits near Georgia Tech and Midtown’s business district.

Today, the building is home to 160,000 square feet of collaborative workspaces featuring large windows, brick facades, and outside meeting spaces for the tenants.

The project was envisioned to have a space that would provide an office, retail, and community experience, said Chris Faussemagne, Managing Partner for Westbridge. “The continued leasing activity across both office and retail is a testament to the market demand for thoughtfully designed, mixed-use environments.”

Westside Paper retail occupancies include Pancake Social, El Santo Gallo, King of Pops, Dumpling Factory, and Padel Haus. The mixed-use destination itself also offers access to 5,713 acres of close-proximity parks and trails. The property is just minutes away from Interstate 75, Midtown, Downtown, and Buckhead.
