Richland Building Partners has announced plans for a new mixed-use condominium development in Nashville’s Chestnut Hill neighborhood, introducing approximately 120 carefully designed residences.

Located along 3rd Avenue South, the project is expected to break ground in November 2026 and deliver in spring 2028, combining design-forward residences with ground-floor retail and shared community amenities.

Known for its luxury residential portfolio, Richland Building Partners sees the project as an opportunity to expand its reach to a new demographic of buyers. The development is anticipated to offer starting prices in the high $200,000s, providing a more accessible entry point than the company’s typical new-construction offerings while maintaining a strong emphasis on lifestyle, architecture, walkability and long-term livability.

“With this project, we saw an opportunity to create something beautiful that also fills a gap in the market,” said Chris Barnhizer, CEO of Richland Building Partners in a statement. “There are so many people in Nashville who assume buying a home isn’t realistic for them right now. We wanted to create a space that feels approachable from a price standpoint while still delivering the level of design and quality people associate with Richland Building Partners.”

Designed by Pfeffer Torode Architecture, the building draws inspiration from Chestnut Hill’s industrial and historic character, featuring a traditional brick façade with refined detailing, a defined architectural base and a cohesive rhythm across the residential levels. The project will also include substantial ground-floor retail space intended to further activate the neighborhood streetscape.

Positioned between downtown Nashville and Wedgewood-Houston, Chestnut Hill has emerged as one of the city’s fastest-growing neighborhoods, attracting new residential, retail and hospitality developments while maintaining its historic character and connectivity to the urban core.
