130-Unit Affordable Housing Development Breaks Ground Along Atlanta BeltLine

The Atlanta Beltline, Pennrose, Radiant Development Partners, and other partners will break ground on Overlook at Garson.

Overlook at Garson is breaking ground on a new affordable mixed-use community along the Atlanta BeltLine. It is a 130-unit affordable mixed-use community. Leaders from Atlanta BeltLine, Pennrose, Atlanta Housing, Invest Atlanta, and other project partners will attend the ceremony.

The groundbreaking is scheduled on August 4 at 10:30 AM. The community is located in Atlanta’s Lindbergh neighborhood, along the Northeast Trail of the Atlanta Beltline. Attendees will include Clyde Higgs, president and CEO of Atlanta BeltLine; Will Eckstein, regional vice president of Pennrose; and Amon Martin, President of Development at Radiant Development Partners.

Several other leaders, including Darr Smith of Passion City Church; Terri M. Lee, President & CEO of Atlanta Housing; and Dr. Eloisa Klementic, President & CEO of Invest Atlanta, will also be present. The groundbreaking ceremony will begin at 10:30 a.m. at 579 Garson Drive.

Overlook at Garson is designed to expand affordable workforce housing along the Atlanta Beltline. It will also support small businesses along the trail. All homes in the project will be reserved for households earning 50%, 60%, or 80% of the Area Median Income through the Low-Income Housing Tax Credit (LIHTC) program.

The development will include 130 affordable apartments with studio, one-bedroom, and two-bedroom floor plans. The project will also include 10,000 square feet of commercial space intended for local businesses.

The development will also include a food-and-beverage tenant with direct access to the Atlanta BeltLine. Overlook at Garson is a single building with five residential stories above a podium. It will also include a raised amenity deck and structured parking. Construction of the project is expected to be completed in 2028.

Once completed in 2028, Overlook at Garson will bring new affordable housing and commercial space to Atlanta’s Lindbergh neighborhood.
