Downtown Culver’s in the Permitting Process

Culver’s is coming to the South Loop, with a franchisee planning to open a new restaurant at 1212 S. Michigan Ave. The location is currently still moving through the City of Chicago’s permitting process, which has put it a bit behind the anticipated debut schedule, according to Mr. South Loop.

This will mark the eleventh location owned by franchisee Baron Waller. He signed a 15-year lease for the site, which is located on the ground floor of the Park Michigan high-rise, in late 2025, and had originally hoped to be open by this summer, Chicago Business Journal reports.

The restaurant will occupy more than 5,200 square feet, and will include a walk-up window but no drive-thru. It will have a 176-seat indoor capacity, along with space for 29 guests on the patio and 50 on a second-floor deck.

Previously home to Aurelio’s Pizza, with a real estate listing describing it as a fully built-out restaurant property with existing black iron, an Ansul system, hood, sinks and a grease trap.

Its South Loop location is positioned near several major Chicago attractions. It sits across from the entrance to the Museum Campus, and is roughly one mile from Soldier Field, while Grant Park, the Field Museum and other tourist destinations are also nearby.
