The Korea International Trade Association (KITA) is planning a $200 million redevelopment of 460 Park Ave. in Midtown Manhattan. This marks an advancement of its renovation plan that was approved by New York City in 2025. The project is expected to reposition the property as a modern Class A office building.
KITA Set to Modernize Park Avenue Office Building
The 22-story development is located at the corner of Park Avenue and East 57th Street. It serves as the U.S. headquarters of the Hahn Kook Center (HKC), a KITA affiliate. The property is also occupied by several Korean trade organizations and international businesses.
According to Traded.co, the project will retain the building’s original steel framework while upgrading it with modernized office spaces and amenities. Once completed, the redeveloped building is expected to offer approximately 350,000 square feet of Class A office space.
The planned improvements via this project feature a glass façade with floor-to-ceiling windows, updated elevator systems, a double-height lobby, upgraded air-handling systems, higher ceilings, hospitality-focused amenity spaces, and outdoor terraces. These amenities are designed to potentially attract corporate tenants.
The redevelopment is slated to be completed in 2028.
The project will also include full electrification with a focus on LEED Gold certification or higher. It also aims for a WELL Certification, while making the building comply with New York City’s Local Law 97 emissions mandates.
Project Builds on 2025 City Approval
According to a press release by the New York City Economic Development Corporation, the redevelopment was selected as the third recipient of NYC’s Manhattan Commercial Revitalization Program (M-CORE) in January 2025. The program provides tax incentives to support the modernization of older office buildings and encourage investment in commercial properties.
The press release added that the renovation would strengthen 460 Park Ave.’s position as a global spot for international business collaboration. HKC plans to establish an international business accelerator space under the M-CORE agreement. This would provide pre-developed offices for budding companies and host at least 24 in-person business events yearly to back companies moving into New York.
Midtown Office Market Remains Strong
The recent investment demonstrates a growing confidence in Park Avenue as one of the strongest office markets in the U.S. The project announcement shows that direct office vacancy along the area is approximately 2.2%, signaling continued demand for Class A office space.
The renovation also follows other major investments nearby. This includes Extell Development’s acquisition of a prime Park Avenue development site along with plans for a new office tower at 450 Park Ave.
By 2028, the redevelopment is expected to enhance the Park Avenue office corridor with modern workspaces, updated amenities, and sustainability features.
