Judi’s Cleaners CEO Buys West Sacramento Building to Expand Operations

Ben Combs closed on the roughly 31,888-square-foot industrial building for $3.9 million

Ben Combs, owner of Judi’s Cleaners and several related businesses, bought 31 15th Street in West Sacramento from Ethan Conrad Properties, and his companies will occupy the entire building. Combs said the acquisition supports the continued expansion of his growing operations, following a period in which Judi’s Cleaners has grown its restoration business to meet increasing demand.

The deal marks the latest chapter in a long-running relationship between Combs and Ethan Conrad Properties. The firm previously leased space to Judi’s Cleaners in the lower level of the former Sears building at Sunrise Tomorrow, and before that, sold Combs a roughly 10,000-square-foot building in Citrus Heights. Combs described the purchase simply as a chance to keep investing in his company’s future.

Judi’s Cleaners has built its business primarily around dry cleaning and laundry services, later expanding into restoration work as an additional line of business. The move into a nearly 32,000-square-foot industrial building suggests that the restoration side of the operation, along with the company’s broader footprint, has grown significantly enough to need dedicated, consolidated space rather than operating across multiple smaller locations.

According to the Sacramento Business Journal, the sale closed at a price of $3.9 million.
