Gwinnett Place Mall’s 70+ Acres Sought for Mixed-Use Transformation

Gwinnett County officials, in partnership with CBRE Group, have launched a nationwide search for developers to redevelop Gwinnett Place Mall. A request for proposals (RFP) was issued in September 2025

Major Development on Gwinnett Place Mall Site: RFP Issued

Built in the 1980s, Gwinnett Place Mall, located in the heart of Gwinnett County, was once a bustling retail hub drawing shoppers from across the region. The mall has largely sat vacant in recent years.

Gwinnett County, in partnership with its Urban Redevelopment Agency and international real estate firm CBRE, has issued a nationwide request for proposals (RFP). The goal: to find developers to redesign, finance, and construct a new vision for Gwinnett Place Mall.

Nicole Love Hendrickson, Chairwoman of Gwinnett County, said, “Gwinnett Place Mall was an important cornerstone of our community for decades. This redevelopment will turn the underutilized retail hub into a thriving gathering place for Gwinnett residents, local businesses, and visitors alike.”

“The county has made tremendous progress in preparing the site for transformation, and this RFP brings us one step closer to a vibrant, walkable, and sustainable redevelopment,” added Hendrickson.

Over the past two decades, the mall’s appraised value has fallen nearly 88%, dropping from $167 million in 1999 to just $20.6 million today.

Revitalizing a Community Hub

The mall site covers more than 72 acres in the heart of Gwinnett County and represents one of the county’s largest redevelopment opportunities. Officials envision transforming the site into a vibrant, mixed-use center that highlights Gwinnett County’s cultural diversity.

Gwinnett County has upgraded roads, stormwater and sewer systems, and other infrastructure, with remaining improvements scheduled for completion by 2028. With these redevelopment plans, the county expects to increase the property values and tax revenues.

The redevelopment project will also support Gwinnett County’s Unified Plan and the Greater Gwinnett Place Urban Redevelopment Plan.

RFP and Submission Details

Interested developers can attend a pre-proposal conference scheduled on October 7, either in person at Innovation Square, 446 West Crogan Street, Conference Room 105, Lawrenceville, Georgia, or they can join virtually.

Developers must submit proposals by December 16, 2025. Officials will review all submissions and select the developer best positioned to meet the RFP’s economic and design objectives. Redeveloping Gwinnett Place Mall is one of the county’s most ambitious revitalization efforts in recent history.
