Vida Companies is beginning construction on their new mixed-use development Verona in Fairburn, with plans to bring 280 apartment units to the community. The project will take shape at the southwest corner of Landrum Road and Senoia Road.

The development will feature four-story garden-style buildings, offering one-, two-, and three-bedroom floorplans. Each apartment will also feature a balcony. Featured amenities at Verona will include greenspaces, a dog park, a saltwater pool, a fitness center, a clubhouse and a co-working lounge.

There will also be a retail element at the development, including a 1,500-square-foot space reserved for a coffee shop. The company is currently in negotiations to ink a deal with an operator for the shop. Another 5,500 square feet of ground-floor space will go towards additional food, beverage and retail options.

The development is designed with proximity to Hartsfield-Jackson Atlanta International Airport in mind, intended to serve the community of workers there. Other nearby employers include Delta, Chick-fil-A and Porsche North America.

For Verona, Vida is working with Buckhaven Construction Services, architect Dwell Design Studio, interior design firm Crosby Design Group, civil engineer Gaskins + LeCraw and landscape architect B+C Studio.

Joe Martinez, president of Vida Companies, told What Now Atlanta that they expect to deliver the first units in early fall of 2027 and complete the project in 2028.

“We’re big believers in high-quality, attainable housing, and Verona is designed specifically to serve the needs of this community,” Martinez said in a release. “The aerotropolis market around Hartsfield-Jackson continues to expand, and between the industrial job base in Peachtree City and the growth happening around Trilith, there is real demand for housing with these kinds of amenities in this area. We’re especially delighted to bring a coffee shop that functions as a true neighborhood third place, where residents and neighbors alike can come together.”

In addition to Verona, Vida has other projects in the works this year. Martinez shared that they have raised funds for their upcoming development, Carrena, in Buford, with plans to close on that project in May. They are also working toward fulfilling their $50 million Vida Opportunities Fund to fund GuildHouse, a development along Marietta Boulevard.

“We focus on being the building blocks of the community, and we believe a community lived in purpose with joy makes for a better life,” Martinez told What Now Atlanta. “That philosophy drives what we do. We’re here to serve our community and to create communities with purpose and joy.”
