A new wellness studio is planned for Durbin Park, where SweatHouz will bring its private sauna and cold plunge experience to The Berkeley, an incoming shopping center in St. Johns County.

The development is being built by Jacksonville-based Regency Centers along East Peyton Parkway, just off State Road 9B and across from UF Health at Durbin Park. According to the Jacksonville Business Journal, construction began October 27, 2026, and the 106,000-square-foot center is targeting a 2028 opening. The publication reported that tenants had leased 77% of the available space ahead of the groundbreaking.

SweatHouz, also known as SWTHZ, offers a different approach to the traditional spa visit. The brand specializes in contrast therapy, with private suites equipped with an infrared sauna, cold plunge and vitamin C shower. Customers can reserve a 60-minute session, with room for a guest to join them.

The experience combines time in the sauna with brief cold-water immersion before guests rinse off in their private shower. SweatHouz markets the sessions as a way to make time for relaxation and recovery, with the heat and cold providing contrasting elements within one private space.

According to the company’s website, its infrared saunas can reach temperatures of up to 175 degrees Fahrenheit, while its cold plunges are maintained between 48 and 50 degrees. The brand also promotes red light therapy as part of its wider wellness offering, although the services planned for the Durbin Park location have not been confirmed.

SweatHouz will join a mix of retail, dining and service businesses planned for The Berkeley. Whole Foods Market and TJ Maxx will anchor the development, while other announced tenants include Shake Shack, Firebirds Wood Fired Grill, Luxy Nail Spa and Petfolk.

The shopping center is planned to include outdoor dining areas, gathering spaces and landscaping. Its location near State Road 9B places it within reach of growing communities across St. Johns County, including Durbin Crossing and Nocatee.
