Travel and sustainability-first lifestyle brand Monos has signed a 10-year lease agreement for a retail location on the ground floor of The Dylan at 160 N. Morgan, a 30-story multifamily and retail development in Chicago’s Fulton Market neighborhood.
“We are delighted that Monos has chosen The Dylan for its store, a first for this category in Fulton Market which is continually expanding and diversifying retail arrivals,” said Jess Brown, Principal, Leasing at Sterling Bay in a statement. “The speed of leasing we’ve seen across retail, residential and office is proof of the neighborhood’s continued popularity and consistent foot traffic. Sterling Bay will keep working to attract high-quality tenants like Monos to drive Fulton Market forward.”
Monos is set to open the doors of its 2,800-square-foot store in Spring 2025. This location will go beyond the boundaries of a typical retail space, offering a curated food and beverage menu alongside immersive experiences designed to engage the Chicago community. The Canadian-founded brand launched in 2018 as an online direct-to-consumer retailer and began venturing into physical retail with pop-ups in 2022, followed by its first permanent retail location and Canadian flagship store in Vancouver in 2023.
Monos is a travel and lifestyle brand known for its exceptionally crafted luggage and travel essentials. The Chicago store design will incorporate an elevated material palette and luxurious finishes, creating an ethereal space that captures the essence of mindful travel.
Developed in partnership with Denver-based real estate private equity firm Ascentris and CIBC Bank, Sterling Bay broke ground on The Dylan in March 2022 and delivered the property in October 2023. The 282-unit property stabilized in August of 2024 and is currently 97 percent leased. The Dylan, just half a block from the Morgan CTA stop, offers a variety of on-site amenities including ample outdoor space including an expansive 5th floor outdoor amenity deck with grills and firepits, as well as a 29th floor rooftop pool with private cabanas. Amenities also include a state-of-the-art fitness center, private co-working pods and numerous shared working areas.
CBRE’s Phil Golding, Todd Siegel, Kim Wiskup and Gianna Bianconi negotiated the transaction on behalf of Monos.
