7 Brew Coffee is planning a drive-thru location at 5901 Florin Road, joining the ongoing redevelopment of the former Sears site at Florin Towne Centre. The site is owned by Ethan Conrad Properties Inc, and a 2026 Franchise Disclosure Document for the Arkansas-based coffee chain lists Flynn Group as the only multi-unit franchisee operating in the Sacramento region, tying this location to the same operator already bringing 7 Brew to Roseville.

Flynn Group, widely known as the world’s largest restaurant franchisee with brands like Applebee’s, Wendy’s and Pizza Hut in its portfolio, signed on last year to open 160 7 Brew locations nationwide through a new division called Flynn Growth. The Florin Road site would mark another step in that rollout, following a submitted plan for a location near Lowe’s and Trader Joe’s in Roseville.

According to the Sacramento Business Journal, Conrad confirmed a typical prototype 7 Brew kiosk is planned for the Florin Road site, calling it his second deal with the coffee chain after a previous agreement for a location at his Yuba Sutter Marketplace property. Conrad purchased the former Sears property in 2022, which included roughly 20 acres of developable land alongside the old department store building.

Other confirmed tenants joining the redevelopment include El Super, Quick Quack Car Wash, Raising Cane’s, Kids Empire and Aliados Restaurant, with a hotel deal also reportedly in the works for part of the site.
