On January 8, Ardent Companies announced the sale of its final retail parcel in East Village, a mixed-use redevelopment project located along Holcomb Bridge Road in Roswell, Georgia. This transaction marked the end of Ardent’s investment in the project.

The transaction marks a milestone for Ardent and reflects sustained interest in suburban retail across metro Atlanta. Ardent’s focus on reinventing the site has ensured the delivery of a high-quality commercial space that meets the needs of consumers. The redevelopment was designed to support long-term tenant stability while complementing the project’s residential components.

“The disposition of our final retail parcels at East Village is an important milestone for the project and our investors,” said Ross Mehlman, Managing Director at Ardent.

Inside the East Village Redevelopment

Ardent acquired a 268,000-square-foot underperforming shopping center that Target previously anchored. Over roughly five years, the firm executed a value-add redevelopment strategy across the site. The changes made included relocating Dollar Tree and dividing the property into residential and retail parcels.

Multifamily portions were sold early to meet the local housing demand. A strategic re-tenanting effort helped attract new retailers and drive leasing momentum. Taking these steps, the property achieved 100% occupancy at the time of the sale.

The success of this transaction shows the demand for well-located neighborhood markets in suburban areas. It also shows the value of mixed-use redevelopment of underperforming shopping centers to boost long-term value.

The project also highlights the importance of strategic re-tenanting that can drive occupancy and investor interest. With this project, Ardent also shows that projects in established suburbs like Roswell are more likely to succeed.
